Issuing Building Permits

A building permit is an official approval issued by a registered building surveyor once all submitted documentation has been assessed as compliant with the Building Act, the Building Regulations, the National Construction Code of Australia, and the relevant Australian Standards. This approval is a legal requirement and must be obtained before commencing any new construction, renovation, extension, or alteration to an existing building.

As an accredited building surveying practice, we are authorised to issue building permits and ensure that every project is reviewed and assessed strictly in accordance with the Victorian Building Regulations. Mandatory site inspections

Building inspections are a mandatory process designed to verify that construction is carried out using quality materials and in full compliance with approved plans and industry regulations. These inspections occur at critical stages of the project—such as footings (pre-slab), steel reinforcement (pre-pour), framing, and final checks—ensuring adherence to your building permit and regulatory requirements throughout the build. Additional inspections may be required depending on the complexity and scope of the project.

Council Consents

In Victoria, “Report and Consent” is a formal approval process required when proposed building work does not fully comply with specific provisions of the Building Regulations 2018 or the Building Act 1993. This process ensures that any variations will not adversely affect public assets, infrastructure, emergency services, or community amenity before a building permit can be issued.

Swimming pool spa Inspections

Pools and spa pools capable of holding water deeper than 300mm must be registered with Council. Pool owners must lodge with Council a certificate of barrier compliance (Form 23) issued by a Building Inspector or Surveyor.

The Form 23 certifies that compliant pool safety barriers are installed and must be updated and submitted to Council every four years.

As registered Building Surveyors, we prepare a detailed report based on precise measurements of floor area, exit widths, and the number of toilet facilities, among other factors. These calculations ensure compliance with regulatory requirements and are an essential component of the Liquor Licensing process.

Small Second Dwelling (Granny Flat)

While obtaining a planning permit is no longer required in most cases for small secondary dwellings, a building permit remains essential. This means you can avoid certain planning-related steps, but compliance with safety, structural integrity, and construction standards is still mandatory. A building permit ensures that your project meets the requirements of the Building Act, Building Regulations, and the National Construction Code, protecting both occupants and the broader community. It also provides formal approval for your design and construction process, reducing the risk of costly delays or legal issues.

Illegal Building Works

Illegal building work refers to construction that required a building permit but was carried out without one, or work that does not comply with approved plans or permit conditions. Compliance is achieved through assessment and certification by the Relevant Building Surveyor—this is not a “backdated permit,” but a formal process to recognize the work, verify it meets required standards, and document compliance.

  • You’re preparing to sell or refinance, and conveyancers or banks identify missing approvals or final certificates
